An opportunity arose where the NSW Government (Family & Community Services department) in 2016 and 2020 requested proposal from the private sector for the development of affordable housing to meet the needs of disadvantaged people in New South Wales
What we did for St Vincents
- We developed a financial model to facilitate the bidding process to government in both 2016 and 2020.
- In 2016 the bid was successful (2020 has not yet been announced) and we therefore assisted St Vincents to reach financial close in early 2017.
- Post Financial close we also built a rolling operational model for Amelie Housing to track the performance of the dwellings during the development and operating phases for the initial 500 dwellings.
- We facilitated negotiations with the major lender (Archdiocesan Development Fund) as well as other lenders including Commonwealth Bank and Westpac Bank that were involved in the earlier negotiations.
- We successfully assisted St Vincents in both securing funding through the financial model and enabling them to be one of the few winning bids.
